INTRODUCTION - The Coach House is an 18th Century cottage re-built in 1999 and converted into a self-catering apartment-style holiday home set within the smallholding Beech Hill Farm. It has a 4 star rating from Visit Britain and is a member of Alistair Sawday’s Special Escapes.
PRE-ARRIVAL – There are a number of information leaflets available for guests on topics such as public transport, directions, food on your doorstep, pubs and restaurants. There are several train stations within 10 miles and the nearest bus stop for long distances is in Hailsham.
1. ARRIVAL & CAR PARKING
Access through double gate, 12 feet wide (3.6m), fixings in ground (low level).
Car parking. Flat with turning space to reverse into. Gravel. Parking is outside front door and to side if required.
2. MAIN ENTRANCE
Two steps – first is 9cm high, second is 13cm high. Both are 2m wide and 60cm deep.
Door width 79cm with door handle at 110cm high.
Opening into open plan lounge/dining area – 7.2m x 6m. Opening into bedroom/kitchen area (5.4m x 5m) through folding concertina doors which are 1.9m wide. Spots and lamps throughout.
Dining table height at lowest point is 60cm. Space all round/free standing. 4 moveable chairs with padded seats, no arms.
All plug sockets in living area are at ground level 20-30cm high.
Flooring – hardwood throughout with scatter rugs (not suitable for heavy footwear). All furniture is moveable.
Two seater sofa in lounge, two chairs. Stereo. Radio. CD player. Free-view TV with remote control and VHS/DVD player.
3. KITCHEN/BEDROOM/SHOWER ROOM - 5.4m x 5m
Shower room (2.9m x 1.3m) with separate locking door. Large shower cubicle (69cm x 126cm), basin and wc. Tiled floor. Handle height is 106cm. Door width is 75cm.
Kitchen area (2.9m x 1.4m) open plan with ceramic hob, oven, fridge and microwave. Sink, worktop and hob are 90cm high. Open space all around for movement. Fridge with small freezer area, moveable shelves and handle at 70cm high. Additional freezing space in the garden room opposite. Standard sized washer dryer with front loading.
Two storage heaters with controls on top and front. Max height 75cm. One in bed area, one in living area. Free standing heater for extra use.

4. BED AREA
Space at right hand side 65cm but can be adjusted. Large open plan space to left. Wardrobe handle height 75cm. Bed width is 2m but can be converted to two singles. Height to top of mattress 45cm. Polyester filled duvet. Polyester/feather pillows. All bedding cotton/polyester.
5. OUTSIDE SPACE
Large terrace in front with table, chairs and parasol.
Garden Room has double opening doors with freezer and barbeque. Parking to right hand side is sufficient for 2 cars. Large pond to the side of this behind a stone wall but accessible by children across the flower bed. Gate to rear garden area is 2.1m wide, handle height is 80cm with bolt at 1.3m high. Area is wooded with washing line. Gravel pathway to left hand side with uneven ground and edging strip leading to grassed area containing mature shrubs and seating area. Bird feeders and far reaching views.
6. LAUNDRY
All bedlinen and towels are provided and there is a washer/dryer in The Coach House for guests’ use. There is no additional laundry service provided.

The village shop is 1 mile away in Rushlake Green.

10. GROUNDS AND GARDENS
The Coach House is situated on a small working farm consisting of 20 acres. We have our own dogs and they may not want to meet you. Please do not roam on the farm as there are several hazards and this is our private area. There are lots of walks nearby through the countryside (please see the leaflets) or just enjoy the view from your own personal areas.
